The Northern Territory generally has the lowest stamp duty rates. The ACT has been phasing out stamp duty in favour of an annual land tax since 2012, so new purchasers there may pay an annual charge instead. Queensland and Tasmania also tend to be lower than NSW and VIC for mid-range properties.

Which state has the best first home buyer stamp duty deal?

Queensland is arguably the most generous — no duty on homes up to $700,000 plus a $30,000 FHOG for new builds. NSW offers no duty up to $800,000. VIC exempts up to $600,000. All states have some form of FHB concession.

Do all states charge foreign buyer surcharges?

All states and territories except the Northern Territory charge an additional foreign buyer surcharge on residential property, ranging from 7% to 8% depending on the jurisdiction.

Is stamp duty a one-off cost?

Yes. Transfer duty (stamp duty) is a one-off cost paid at settlement when you purchase a property. It is not recurring. The ACT is the exception — they offer an option to pay an annual property tax instead of upfront duty.
